July came and went so quickly! There are 48 detached homes available now in all of Santee, which is up 10 from 38 in June.   The supply level of homes in Santee remains low, meaning it’s a great time to sell. In the month of July there were 40 single family homes sold in Santee.  The average sales price of a Santee home was $465,000. The highest price home sold for a whooping $738,000 and is of course located in beautiful Sky Ranch.

Creating Value for Your Home Buyer

home-owners-manualThinking about selling your home? Overwhelmed with where to start? Yeah, that happens to just about everyone. Most home owners have a number of projects to finish to make their home as attractive as possible to their prospective buyers.

Aside from the paint touch ups, general organizing and de-cluttering you will already complete, consider this; Prepare a home owners manual for your prospective buyer. Of course you plan to leave behind the manuals for the appliances you will be leaving, but what about information about all the improvements and upgrades you have added to your home?

Often times when the keys are handed over to the home buyer, they receive little else. Which sprinklers cover which area? Where did the wood flooring come from, who installed it? What about the landscaping, how do you take care of it and what do you need to know about specific plants? The questions can be endless and often times new owners just have to fumble through getting to know their new home.

Creating a thoughtfully done “About Your New Home” document that can be shared before the sale with pre-qualified buyers adds value because it will be evident that you took pride in your home and the projects you took on to improve upon the property.

Upcoming Events in Santee


SanteeTownCenterParkDaylight savings is here and so are Spring events in the fabulous city of Santee.  Below is a partial list of the upcoming events with a link at the very end of this post where you can get even more details.

The Spring Eggstravaganza is Saturday April 4th starting at 9:00 AM at Santee Lakes.  Tickets are just $1.00 and there will be continuous egg hunts, crafts, face painting, a DJ, pony rides, a petting zoo, food and more!

The River Park Festival is May 9th, starting at 4:00 PM at Town Center Community Park East.  It’s a 5K run along the river.  It’s free and includes live entertainment, a craft beer garden and food trucks.  I’m not sure if beer and running go together, and I sure the heck are not running, but yay craft beer!

The annual Summer Concert Series runs from June 18th to August 27th.  These are held in Town Center Community East weekly (except July 2nd) and start at 6:30.  The featured bands are really fun and it’s a blast for the entire family with food trucks and tons of pets and kids!  Just bring your chairs, blankets and picnic dinner unless you want to try out the diverse choices the food trucks have to offer.  I try to host a few pizza parties during these concerts, so I may just be calling you for an invitation!

Top Ten CitiesDo you live in one of the top “richest” in the United States?   The list comes from website FindTheBest and includes cities with a population greater than 500,000 that have the highest percentage of households earning at least $150,000 per year.

So here is the list:

1. San Francisco

5. San Diego

7. New York City
8. Los Angeles
9. Denver
10. Austin

Not surprisingly 4 of the top ten are in California.  So that’s good news, it means our population in San Diego has the 5th greatest earning capacity in the United States.

Home ownership in San Diego is very possible for many.  Interest rates are very low currently and sophisticated lenders can work with you to get you qualified even in sometimes complicated situations. Time to Sell in Santee

It’s been a quick paced real estate market the first half of 2014 in Santee with housing inventory levels shrinking and foreclosures and short sales dropping dramatically.  Inventory levels have remained fairly steady in Santee the last few months, with an average of about 60 single family detached homes available most of the time.

Without as many distressed properties on the market, owners considering selling are finding the time to list is now!   If you are considering selling, think about this. As long as the number of available homes stays low or remains level, competition for buyers on desirable homes will remain intense.   This is a good thing for sellers!

However, for those on the fence about selling, or considering waiting until next year to list, consider this;  New construction is making a comeback.  While only a few brave builders jumped into the market this year, many waiting on the sidelines are already planning to build again.  What does this mean for sellers?  One thing – competition!

According to a recent study by Trulia, a majority of buyers actually prefer new construction over existing.  We will explore those reasons in another post.

Why You Should Hire a Real Estate Expert

Santee Real Estate ExpertWhether buying or selling a home hiring the right agent can make all the difference in the world.  In this blog we will go over a few reasons that hiring a great agent can make this potentially stressful period so much easier.

Realtors are constantly educating themselves.  Besides the continuing education the Bureau of Real Estate requires, we are always reading, meeting, talking and listening.  Hopefully listening more than talking!

Realtors are buffers.  Most buyers and sellers are not objective negotiators, especially when it comes to such an emotional subject like the place you live, or want to live.  Let your agent be the bad guy and let you come out the good guy!  We can also sniff out the serious buyers from the time wasters.

Price Guidance.  Remember, your Realtor doesn’t set the price, the market does that!   Priced too high, then the average time on market in your area will be exceeded unless there are extenuating circumstances.  Priced too low, you’ll sell the first day, unless there is very little inventory, or again, those crazy circumstances.  Every situation is unique, which is why a Realtor’s guidance is valuable.

Neighborhood Knowledge.  An agent will have the scoop on everything that has sold or been listed recently, flipped, improved, foreclosed, has a notice of default or any number of other situations in your area.  Makes us seem nosey, but we just have access to good stuff!

Paperwork!  Oh that naughty word that can get you called to the courthouse.  This is probably the most important factor,  The above reasons are all good, but the paperwork is confusing at best and the number of forms needed, or are they, is mind boggling.  I could go into great detail, but you would quit reading.  You get the point!
